When my wife and I decided to renovate our house in Puglia, we just wanted to do something simple: update the interior, change the floors, fix the terrace. Nothing complicated.
But before we started, we were advised to check the cadastral situation. "Just in case," we were told.
We requested a view, along with the official floor plan, and that's where the problem came up: there was a small illegal construction in the yard, done by the old owner. Nothing huge, but enough to block building permits.
Without that document we would never have found out.
We solved everything before work started, avoiding fines, suspensions and wasted time.
Now I always say: it's not "just bureaucracy," it's knowing where you're putting your hand. Sometimes, the value is not in what you do ... but in what you avoid.
