Cadastre and Conservatory in Italy: two registers, one goal - to avoid trouble

In Italy there are two separate systems that talk about real estate:

  • the Cadastre, which serves for tax purposes
  • the Conservatoria, which certifies property rights

Many people think that a cadastral survey is enough to know "whose house it is." Wrong. A cadastral view has no legal value on ownership: only the Land Registry can tell you for sure who the rightful owner is and whether there are liens.

Cross-checking the two records is the best method to:

  • ✅ Check consistency between headers
  • ✅ Prevent real estate scams
  • ✅ Show up at the notary with all documents in place

Whether you are buying, selling, inheriting, or simply sorting out the documentation of a property, checking both is the best way to sleep soundly.
