Italy continues to be a favorite destination for foreign nationals to purchase second homes. Its natural beauty, history, culture and quality of life attract many buyers from all over the world. But who are these international buyers, and which Italian regions are the most desirable?

The Most Active Foreign Nationals in the Italian Real Estate Market

Statistics show a changing landscape. In 2024, the top foreign buyers in Italy were:

  • Americans (29.92%): The United States is in first place, with strong interest from U.S. citizens looking for a second home, either for vacation or as an investment.
  • Britons (9.78%): Despite a slight decrease from previous years, British citizens continue to be among the most active in the Italian market, attracted mainly by seaside resorts or art cities.
  • Germans (9.58 percent): Germans also have a long tradition of buying property in Italy, although there was a significant drop this year compared to 2023.
  • French (4.88%): The French are a constant presence in the Italian real estate market, often interested in homes in Tuscany, Liguria and other regions near the borders.
  • Canadians (4.39%): Interest from Canadians has increased, with an increasing number of purchases concentrated in southern Italian regions.

Other countries with a growth in inquiries include Slovakia (+65.69%), Greece (+47.2%), and Mexico (+46.6%), demonstrating a broadening of buyers' provenance.

The Most Popular Italian Regions

Foreign buyers are not limited to one part of Italy: different regions offer unique opportunities that attract people from all over the world. The most in-demand in 2024 are:

  • Tuscany (16.89%): Tuscany continues to be the most popular region, with its hills, vineyards and art cities enchanting buyers, especially those from the United States and the United Kingdom.
  • Sicily (10.16%): With its favorable climate and breathtaking beaches, Sicily has earned a place of honor among foreign buyers' preferences.
  • Lombardy (8.86%): Milan and its surroundings are attracting international investors, thanks to the city being confirmed as a leading economic and cultural center.
  • Liguria (8.16%): Liguria's proximity to the sea and natural beauty make it a popular destination, particularly for Germans, French and Swiss.
  • Puglia (8%): Puglia, with its unique features and warm welcome, is becoming a popular choice among Europeans and Americans.

Preferred Property Types

Foreign buyers show a preference for certain types of properties, including:

  • Apartments (19.67%): Many prefer to buy apartments, especially in art and tourist cities such as Florence, Rome and Milan.
  • Villas (15.71%): Villas, often surrounded by greenery or along the coast, are in high demand for those seeking a luxury property or private retreat.
  • Detached Houses (12.37%): Detached houses, often in the countryside or in small villages, are a good choice for those who want a more authentic and peaceful experience.
